House and Villa Moving

Short answer: moving a house is not an apartment move with more boxes. There is more volume, more of it hides in storage rooms, garages and gardens, and the way in depends on the street, the gate and the vehicle rather than on a stairwell. We plan it from a video walkthrough, decide whether it is a one-day or a two-day job, and give you one closed price on WhatsApp, in English. We coordinate the move. In Israel the word house covers a lot: a detached villa in a suburb, a cottage (a semi-detached or terraced home, usually on two or three floors), a garden apartment with its own yard, a duplex or penthouse with an internal staircase, and a home on a moshav or in a community town. They raise the same questions. How many bedrooms and floors? Is there a mamad (the reinforced safe room), a storage room, a basement or a garage? What goes with you, and what stays with the property under your contract?

Start your video walkthrough in the places people forget. Most surprises in a house move are in the storage room, the garage, the laundry area, the loft and the cupboards of rooms nobody uses. Film those first, then the bedrooms and living areas, and say out loud which large pieces are going. A sukkah kit, a box of Pesach dishes, a drum kit and a row of bicycles all take real space on a truck, and none of them is visible from the living room.

Internal stairs come next. Furniture leaves by the same staircase it came up, and a sectional sofa that was lifted in over the balcony during construction may not come down the stairs at all. Marble steps and polished stone floors are slippery when you are carrying boxes and easy to chip, so ask for floor protection. Tell us which pieces were assembled upstairs, and we plan the disassembly before the day instead of finding the problem on the landing.

Access is the part you cannot judge from the sofa. Look at how a large vehicle would reach your door: the width and slope of the street, a dead end with no room to turn, low branches or cables, a gate with a code or a guard, a gravel or stone path between the road and the house. In a community town or on a moshav, ask the local committee whether heavy vehicles have time or weight limits and whether the gate needs a name and a plate number in advance. If the truck cannot get close, tell us how long the carry on foot is, because it changes both the time and the price. Tell us the location as well: we check that a moving company we work with covers it for your dates, and if none does, we say so before any price is given.

The garden is its own list. Garden furniture, a hammock, a barbecue, play equipment and a lawn mower with an empty tank can all travel, and a trampoline can be taken apart for the trip. Anything fixed to the structure is different: an anchored pergola, an awning, a hot tub, split air-conditioning units and a solar water heater are jobs for a specialist technician and are not part of an ordinary move. Agree who removes them and when, before the moving date.

One day or two? A four-bedroom house with a storage room and a yard often does not fit into one day. When the job is split, the first day usually covers the outer areas (yard, storage room, rarely used rooms) and the disassembly, and the second day is the heart of the house, so the family can sleep in the new home with the beds already standing. Season and weather matter more for a house than for a flat. Winter rain turns lawns and dirt paths to mud and a truck on the grass can get stuck, so agree where it parks and keep a spare date. In July and August, start early, before the heat. Most moving companies do not work on Shabbat or on Jewish holidays, and Friday is a short day, so a Friday house move needs an early start and a smaller scope. Pets need a closed, quiet room on the day, because gates and doors stay open.

The price depends on the volume, the number of floors and internal stairs, the carry from the vehicle to the door at both ends, the distance between the two houses, the number of days and the extras you pick.
